  • Where Can I Find A Good Excel 2007 Keyboard Shortcuts Sheet?

  • Academic Verification

    • Q: How do I verify my Academic Status to receive Academic pricing?
      A: Students, Academic Faculty and Staff must have a current and valid Academic ID from any high school, college or university.  In order to receive the Academic pricing please follow these simple steps:

      1. Email a copy of your Academic ID and your driver's license or other government issued picture ID to: academic@realestatefinancialmodeling.com

      2. Create a REFM user account (if you have not already done so)

      When your Academic status has been verified by our staff, you will receive an email stating that your REFM Account is enabled for Academic pricing.  Please allow 48 hours for verification of your Academic status.

      Once you receive the email notification, log back in to the site.  You will notice that Academic pricing for ALL Products and Live Group Training Sessions is now available to you.  Add the desired Products to your Cart and then proceed to checkout.

  • Virtual Attendance Access Information

    • Q: How do I access a Virtual Attendance event?
      A: By no later than one day before the event, you will receive an email from Bruce Kirsch with the specific access information and instructions.

  • Does REFM Accept American Express?

    • Unfortunately, at this time REFM does not accept payment by American Express.

  • Downloading Purchased Files / Playing The Videos

    • Q: How do I download my purchased files (and, if applicable Videos)?
      A: Here's how:

      If your browser is still on the page that says “Thank You! We Appreciate your Business!”, you will see the all of your purchased files listed below with blue “Download” buttons next to them. Download and save each file individually (to an easy-to-find folder in your “My Documents” or in a folder on your Desktop) by clicking on the blue Download button.  If your purchase includes Video files, make sure that the file names end with ".SWF" when you download and save them. This is critical.

      If your browser is no longer on the page that says “Thank You! We Appreciate your Business”, simply click on the “Welcome (Name)” text in the blue header bar of the webpage.  This will take you to your “My Account Information” page, which includes a section below labeled “Previous Orders”.  Click on the blue “View” button next to the order you wish to access. On this Order Information page, you will see all of your purchased files listed below with blue “Download” buttons next to them. Download and save each file individually (to an easy-to-find folder in your “My Documents” or in a folder on your Desktop) by clicking on the blue Download button.  If your purchase includes Video files, make sure that the file names end with ".SWF" when you download and save them. This is critical.

      SPECIAL NOTE FOR MAC USERS: Depending on your operating system, you may need to install a standalone SWF file player before you can download the videos successfully.  If this is the case, you may do so here: http://www.apple.com/downloads/macosx/video/swfflvplayer.html


      Q: How do I play the Video files?
      A: The Video files are .SWF (Adobe Flash) files.  Once they are downloaded, you may play them from within any of these three major Internet browsers: Internet Explorer, Firefox and Safari.

      To play the videos, please follow these steps IN ORDER:

      a)    Launch your Internet browser
      b)    Select File > Open (or File > Open File)
      c)    Point to the individual video you wish to watch and click “OK” or “Open”
      d)    The video will open directly in your browser window and you can now use the navigation controls within the video player interface.

      NOTE:  You may need to download a more recent version of Adobe Flash for your browser.  You can do so here: http://get.adobe.com/flashplayer/. 

  • Purchasing Live Group Training Session Tickets

    • Q: How do I purchase a seat at a Live Group Training Session?
      A: From the Live Group Training page, click on the session you wish to attend.  On the Detail page, click on one of the "Add to Cart" links.

  • Important Preparation for Financial Modeling Training Sessions (does not apply to Bootcamp Interactive Webinars)

    • Q: What advance preparation is necessary for a Financial Modeling Training Session?
      A: To ensure everyone gets the maximum benefit from the class, you must do the following prior to the Session:

      1. Watch Development Modeling Basics (http://realestatefinancialmodeling.com/index.php?main_page=product_info&cPath=1&products_id=5) (28 minutes)

      2. Watch the following purchased video segments: (approx. 1 hour)

          * Introduction
          * FAR, Footprint and Massing
          * Profile, Lot and Building Information
          * Capital Structure 1-4
          * Conditional Statements Introduction

      3. Closely review the layout and relationship of the tabs within the Excel model.

      4. Make sure you understand the basics of the following Excel functions:

          a) IF b) VLOOKUP c) IRR d) ROUNDUP and ROUNDDOWN e) MIN f) MAX

      You can find definitions of these by using the Help function within Excel by hitting the F1 key.

  • What You Must Bring to the Live Group Training Session

    • Q: What must I bring to the Live Group Training Session?
      A: You must bring the following:

      * Your laptop (FULLY CHARGED please - we cannot guarantee that you will be seated within reach of an outlet), and your power cord
      * The Excel model on your laptop
      * The Audio Transcript PDF file on your laptop (you do NOT need to print it out)

      You should also bring a bottled water and a light snack or plan to buy the same during one of the 20-minute breaks.

  • Financial Model Customization

    • Q: How do I add rows into my model?
      A: To add a row, Alt+I+R.

      Q: How do I enter in the actual soft cost line items into the Sources and Uses of Funds tab?
      A: As detailed in the Sources and Uses of Funds Video Tutorial, you will delete the data in the soft costs allocation assumption line, and insert rows for all of the individual line items.  You will then correct the Total Soft Costs line formula to have it sum all of the constituent soft cost line items.

      Q: How do I reduce the model's timeline to suit that of my transaction?
      A: BEFORE you do anything, save a copy of the file so that you can return to it in case you make a mistake.To reduce the timeline in the model, you MUST perform the following actions on ALL of the following tabs:

      a) Sources and Uses of Funds
      b) Cash Flow and Returns Summary
      c) Waterfall #1
      d) Waterfall #2

      YOU MUST delete the SAME number of columns on each of these tabs.

      DO NOT RUN CALCULATIONS on the spreadsheet until you have done the following on ALL of the above-referenced tabs:

      To delete columns, highlight the columns by selecting the columns from their lettered header block (left-click on the header block), then right-click, and then select Delete.

      Q: How do I extend the model's timeline to suit that of my transaction?
      A: BEFORE you do anything, save a copy of the file so that you can return to it in case you make a mistake.  To extend the timeline in the model, you MUST perform the following actions on ALL of the following tabs:

      a) Sources and Uses of Funds
      b) Cash Flow and Returns Summary
      c) Waterfall #1
      d) Waterfall #2

      YOU MUST add the SAME number of columns to each of these tabs.

      DO NOT RUN CALCULATIONS on the spreadsheet until you have done the following on ALL of the above-referenced tabs:

      Highlight the current SECOND-TO-LAST column in the transaction timeline by selecting that column's lettered header block (left-click on the header block), then right-click, then select Insert. To repeat this action, use Ctrl-Y until you have the correct number of additional columns.

      Next, highlight the entire column from the ORIGINAL second-to-last column in the transaction timeline, Copy the entire column by Ctrl-C, and then highlight ALL of the subsequent columns, INCLUDING the very last column, and then paste over the formulas by Ctrl-V.  Hit F9 to run calculations on the sheet and you will see the formulas calculate in those columns.

  • Minimum Computer System Requirements

    • Q: What are the minimum computer system requirements?
      A:  Ability to run Excel 2003 and ability to play .SWF (Adobe Flash-based) Video files.

      You may play the .SWF Video files from within any of the three major browsers listed below as shown:

      - In Internet Explorer (File > Open)
      - In Firefox and Safari (File > Open File)
